Coconut Grove is older than Miami the city. Settled in the 1870s by Bahamian and Conch homesteaders, then expanded by railroad families, then artists, then yachters, then the families who bought into Park Grove and Grove at Grand Bay. The result is a neighborhood that looks like five different decades stacked on the same block: a 1920s pine bungalow with original hardware, a 1960s ranch with worn mid-century lock sets, a 2018 luxury condo with smart hardware that nobody at the building can troubleshoot.
Our work in The Grove is mostly about matching the right approach to the right door. The old-stock bungalows on Florida Avenue and Charles need careful rekeys that don't damage character. The newer high-rises on Bayshore have HOA rules about exterior hardware. The townhomes in Grove Isle and the family homes around Center Grove deal with a unique Grove problem — the massive oak canopies move the ground enough during storm season that doors shift out of frame, and a stuck door from settling is mistaken for a broken lock half the time.
We've worked enough Grove doors to spot a settling problem versus an actual lock failure on first look. We've worked enough Grove HOAs to know which buildings want a COI in advance and which just want you in and out. And we know which Grove streets are walkable from where we usually park, because nobody enjoys idling a truck on Main Highway.

Often no. In The Grove, settling from the tree canopy and ground moisture moves the frame just enough that the strike doesn't line up. We re-shim or move the strike. Lock usually stays.
